This Privacy Policy explains how Becky Parker Real Estate, operating under Southern Classic Realtors® and serving Georgia residential real estate consumers, collects, uses, shares, and safeguards personal information on beckyparker.com and in connection with our brokerage services. By using our website or services you consent to this Privacy Policy. If you do not agree, do not use the site or submit personal information. Scope and Parties This policy applies to visitors and clients who interact with beckyparker.com, submit forms, request market analyses, schedule showings, subscribe to communications, or engage us for representation. It also applies to information processed for compliance with Georgia Real Estate Commission rules, Georgia Multiple Listing Service rules, and Southern Classic Realtors® brokerage policies.

Information We Collect
2.1 You provide: name, phone, email, mailing address, preferred neighborhoods, price range, property interests, showing availability, messages and attachments, testimonials, and if applicable offer and contract information including parties, property address, and dates. If you engage us to market or buy a property we may also collect staging preferences, photos, video, disclosures, and signed acknowledgements. Do not submit Social Security numbers or full bank account numbers through our website. If a lender, closing attorney, or title provider requires sensitive data it must be transmitted directly to that party via their secure channels. 2.2 Automatically collected: IP address, device and browser type, pages visited, time stamps, referrers, approximate location, session identifiers, and interactions with site forms and media. We use cookies, pixels, and similar technologies for essential functionality, analytics, and advertising measurement. 2.3 MLS and IDX data: listing information and related media displayed on our site are licensed from one or more MLSs and subject to MLS rules that restrict reuse and require consumer disclosures. See Section 8. 2.4 Third party sources: public records, MLS databases, lead partners you authorize, social media profiles you link, and service providers that support scheduling and communications. 2.5 Children: our services are intended for adults. We do not knowingly collect personal information from persons under 18. If you believe a minor provided information, contact us to remove it. How We Use Information We use information to provide brokerage services and website functionality, including scheduling showings, preparing comparative market analyses, listing properties in the MLS, communicating with you and cooperating brokers, generating purchase or listing documents, responding to inquiries, and managing transactions. We use information to meet legal and regulatory obligations under Georgia law and GREC rules including recordkeeping for at least three years for brokerage records as required by Ga. Comp. R. & Regs. 520-1-.10(4) and related guidance. We use information to send transactional notices and, if you opt in, newsletters or market updates. We use analytics to improve site performance and content. We use information to prevent fraud, secure our systems, resolve disputes, and enforce this policy and applicable rules. Communications, Opt In and Opt Out We may contact you by email, phone, or text to respond to your request or to manage a transaction. Marketing emails and texts are sent only with your consent and include unsubscribe instructions. You can opt out of marketing at any time without affecting transactional messages such as showing confirmations, deadlines, or required legal notices. Standard carrier messaging rates may apply for SMS.


Legal Bases and Compliance Framework

We process information to perform a contract or to take steps at your request, to comply with Georgia and federal real estate and fair housing laws, and for our legitimate interests in operating a compliant brokerage website. We adhere to Georgia Fair Housing requirements and the Georgia Fair Housing Law administered by the Georgia Commission on Equal Opportunity and Georgia DCA, prohibiting discrimination in housing and related services based on protected classes defined by state and federal law. 6.1 Brokerage and compliance: with Southern Classic Realtors® for supervision, auditing, advertising review, and mandatory recordkeeping as required by GREC rules and policies. See Ga. Comp. (Georgia Rules and Regulations) 6.2 MLS participants: when you authorize a listing or submit an offer, we disclose necessary details to the applicable MLS, cooperating brokers, and vendors engaged in the transaction consistent with MLS participation and confidentiality rules. (midgamls.com) 6.3 Service providers: website hosting, analytics, email and form platforms, appointment scheduling, photography, videography, sign installation, and closing services that perform work for us under confidentiality obligations and use information only to provide their services. 6.4 Legal requirements and rights: to courts, regulators, GREC, law enforcement, or other parties as required by law or to protect rights, privacy, safety, or property. 6.5 With your direction: to lenders, inspectors, warranty companies, attorneys, title and escrow providers, appraisers, or contractors you ask us to involve. Cookies and Tracking We use essential cookies for security and core functionality, analytics cookies to understand traffic and improve the site, and advertising pixels to measure campaign performance. You can control cookies in your browser. If you block cookies, some features may not work. We currently do not respond to browser Do Not Track signals due to a lack of industry standard. You can limit third party advertising identifiers through your device settings.


MLS and IDX Data Handling

8.1 Licensed content: listing data on our site is provided through one or more MLSs under license. You may use this data only for personal, non commercial use to identify properties you may be interested in purchasing or selling. Copying, scraping, redistributing, or using the data for other purposes is prohibited by MLS rules. Required IDX disclosures may appear near listing displays and are incorporated here by reference. Representative IDX terms require that IDX displays be used for brokerage purposes only and comply with FMLS Rule 13 and similar rules in other Georgia MLSs. (FMLS) 8.2 Accuracy and updates: MLS data are deemed reliable but not guaranteed and may change without notice. Property status and availability should be independently verified. 8.3 Confidentiality and access: MLS rules require members to protect private MLS information and restrict access to authorized subscribers and consumers via permitted displays. (midgamls.com) 8.4 Takedowns: if you are the owner or lawful representative and want an image or listing artifact removed from our site, contact us with the MLS number and URL. We will coordinate with the listing broker or MLS as appropriate. Advertising and Branding Compliance All advertising must be in the name of the broker, reviewed and approved by the broker, not misleading, and non discriminatory.


We follow Georgia Real Estate Commission advertising rules in all digital and print channels, including required broker identification and license disclosures. If you use a third party service to pay for inspections, staging, or other optional services, your information is handled by that provider under its privacy and security terms.


Retention Brokerage records including engagement agreements, offers, contracts, closing statements, trust account records, advertising copies, and related correspondence are maintained for at least three years as required by GREC rules, or longer if required by law, MLS policy, or to protect our legal interests. When the retention period ends, we securely delete or archive information consistent with our data disposal practices. See Ga. Comp. (Georgia Rules and Regulations) Security We employ administrative, technical, and physical safeguards designed to protect personal information, including TLS encryption for our site, least privilege access, credential hygiene, and vendor due diligence. No system is perfectly secure. If we discover a security incident affecting your information we will take appropriate steps, notify you and regulators when required, and cooperate with authorities.


Your Choices and Rights

You can request access to the personal information we maintain about you, request corrections, or request deletion subject to recordkeeping obligations under Georgia law and MLS rules. You can opt out of marketing emails by using the unsubscribe link or contacting us. We will not discriminate against you for exercising privacy rights. Residents of states with consumer privacy laws may have additional rights to know, access, delete, correct, and limit use of personal information and to opt out of targeted advertising or sharing. Social Features
